Team building for property management companies

The best team building for a property management company is a 60-minute hosted event on one video call, so leasing agents, community managers and maintenance techs at every property can join from their own office. Hold it before the leasing office opens on a weekday, and keep it out of the May to August leasing peak.

When onsite teams can step away for an hour

Leasing offices, rent day, turns and the on-call phone decide the date before anyone picks an activity. Six things to plan around.

  • Tuesday to Thursday mornings

    Before the leasing office opens

Start an hour before your offices open, so nobody has to lock the door on a prospect. The maintenance shop can join from the same call before the first work order.
  • Weekdays only

    Leave the weekend alone

If your leasing offices open on Saturdays, that is when walk-in tours happen. A midweek slot keeps weekend staff from giving up a day off.
  • May through August

Stay out of the leasing peak

TransUnion SmartMove's data puts the peak rental season at May through August. Renewals, tours, move-ins and turns fill those months, so plan team events for September to April.
  • The first and last days of the month

    Rent day and turn week

Rent comes in at the start of the month and move-outs land at the end. A date between the 8th and the 22nd gets the best turnout from both offices and maintenance.
  • Every event

    Someone is always on call

Emergencies do not wait for a game. Let the on-call tech join from a phone and step out if a call comes in; the host keeps the game moving.
  • For Wednesday, December 16, 2026

    Book the holiday event now

Book a hosted game by December 2, a kit workshop to US addresses by November 25, and a kit workshop with anyone in Canada or abroad by November 11, 2026.

Team building activities for leasing and maintenance teams

One event for every property in the portfolio

Onsite teams are small and spread out. Here is how each shape of portfolio fits on one call.

  • One community

The community manager, two or three leasing agents and the maintenance team, around one laptop in the clubhouse or leasing office. A small package fits the whole site.
  • A region of properties

Each property joins from its own office and plays as a team. Ten sites of six people is a 60-person game with a built-in rivalry.
  • Maintenance across the portfolio

Techs join from the shop or a phone between work orders. Teams spread across routes all day fit better with field team building.
  • Corporate office plus every site

Accounting, marketing and the executive team in one conference room, every property on its own screen. Setup tips are on hybrid team building.

Hundreds of properties? We have run a single 60-minute event for 1,000 registered employees across four parallel activity tracks.

A regional meeting with a game in it

Most portfolios already hold a monthly or quarterly regional meeting. Put the game inside it and nobody gives up another morning.

  1. 8:00

    Coffee and the numbers

Occupancy, renewals and work orders by property, kept to 20 minutes.
  2. 8:20

    Shout-outs from the sites

Each community manager names one leasing agent and one tech who carried the month.
  3. 8:30

    The hosted game

A host runs Trivia with a Twist or Poll Points for about 60 minutes, property against property.
  4. 9:30

    Back to the offices

Winners announced, and staff are back at their desks before the doors open.

Property management team appreciation

Onsite staff carry the resident experience and rarely see the corporate office. A thank-you works when it reaches every site.

  • Invite everyone onsite. Leasing, maintenance, porters and groundskeepers, not only the office staff.
  • Ship to where people are. Send kits to each property office, or to each home for staff who work from the shop.
  • Say thank you after the peak. September, when the summer rush is over, is a natural time to thank the people who turned every unit.
  • Put leadership on the call. For many onsite teams, a game with the executive team is the only time they see corporate all year.
  • Want a gift instead of an event? See employee appreciation gifts, or browse virtual employee appreciation events.

Property management team building questions

What is good team building for a property management company?

The best team building for a property management company is a 60-minute hosted event on one video call, so leasing agents, community managers and maintenance techs at every property can join from their own office. Hold it before the leasing office opens on a weekday, and keep it out of the May to August leasing peak. Hosted games, kit workshops shipped to each person and short workshops on stress all fit that slot.

When should property management teams schedule team building?

On a Tuesday, Wednesday or Thursday morning before the leasing offices open, between the 8th and the 22nd of the month, and outside the May to August leasing peak. September to April gives you the most room.

How do we include maintenance techs who are on call?

Let them join from a phone or the shop computer, and keep one tech free to step out for an emergency. The host keeps the game moving, and techs can be on the same team as their property's office staff.

Is this for residents or for our staff?

This page is for your staff: leasing, maintenance, community managers and the corporate office. Resident events are a different budget and a different invite list.

How much does team building for a property management company cost?

Hosted games are priced as a package for the group, and kit workshops as a base fee plus a price per kit. Trivia with a Twist! is $39 a person for a group of 25 ($975 package). Coffee Tasting is $89 a person plus a $379 base fee. The cards and the price table on this page show live prices for 8, 40 and 120 people.

Can we pay by invoice or purchase order?

Yes. Reserve online with a 50% deposit by card, or book with a PO and we send an invoice instead of charging a card. Enterprise customers can use monthly invoicing.

How far ahead should we book?

About 2 weeks for a hosted game and about 3 weeks for a kit workshop to US addresses. With anyone in Canada or abroad, book about 5 weeks out, because those addresses are due 4 weeks before the event.
